Buyer or Seller Contract to Close

  • Once an executed contract is received: Review all paperwork for compliance. Obtain any missing information, signatures or initials.
  • Send introductory emails to all parties: Agent's client email includes "Next Steps" to-do list. Service Team (lender, escrow and cooperating agent) email includes important dates and contact information for each of the team members.
  • Ensure agent's client has scheduled inspections and earnest money is delivered within the deadlines of the contract.
  • After contingencies have been removed (or option period ends), change MLS status or contact listing agent to make the status change.
  • Submit brokerage-required disclosures to agent's client for review and signatures. Once all required documents have been obtained, submit file for compliance review.
  • Periodic follow-up with the lender for status updates on loan process, appraisal, and clear to close.
  • Periodic follow-up with escrow to ensure they have all required information from all parties, obtain status of survey, HOA documents, and initial title commitment as required by contract.
  • Order home warranty, if applicable, and forward accordingly.
  • Weekly updates and reminders to agent and agent's client.
  • Submit executed addenda to all required parties.
  • Follow up on any required repairs, obtain invoices and forward accordingly.
  • Optional: Submit request for commission disbursement. After agent reviews and approves, submit to escrow.
  • Coordinate final walk-through and closing appointments with the agent's client, and ensure all parties are informed. Add to agent's calendar.
  • Send closing detail email to agent's clients.
  • Review and verify accuracy of HUD/settlement statement.
  • Close listing in MLS or contact listing agent to close.
  • Request feedback/referrals from agent's clients.
  • Update agent's CRM and Zillow sales.

Compliance Only Service

  • Review contract and any addenda for accuracy and initials/signatures.
  • Follow up/obtain any missing initials/signatures, addenda or disclosures.
  • Prepare and send brokerage-required disclosures to agent's clients for initials/signatures.
  • Once all documents are received, submit file for compliance review.

MLS Input Service

  • Check listing documents for completion and accuracy; obtain any missing information, initials or signatures.
  • Schedule, as needed, cleaning, staging and photography (agent pays for these services).
  • Input listing details in the MLS and upload photos. **Agent MUST review, approve, and make Active.***
  • Upload all pertinent documents (disclosures, survey, etc.).
  • Input required information to ShowingTime.
  • Send to agent's clients any brokerage-required documents for review and initials/signatures.
  • Submit file for compliance review.

Pre-listing Service

  • Input listing details only.
